Hello to all of you. I have a difficult tenant who plays the system. I am managing te tenancy of my brother's house. The tenant lives in part of the house with his daughter. He placed a door in the halway to prevent other tenants from using the hallway, but using the French door in the back of the house to enter and exit the house from the garden. He placed a dozen cameras all over the house. He recorded every single word and interaction he has with me to try and catc me on something. He called the Police many times on me, on another tenant, on a next door neighbour who moved out, and he called the police on the new neighbours who moved in. He had threatened to kll me, I reported him to the police. As I had no evidence, the police did not follow it up,. Instead, the police banned me from going to the property till they investigate claims of harassement against him. Icomplained to thepolice that he has a history of being difficult, so they closed the case. He is trying every trick in the book to incriminate me, so he can claim compensation. He tekls lies and he is so believable. He talks to everyone who knows me and portrays me a ''a thiefwho stole money, a laptop and credit cards from the property, for that reason he has changed the locks to the property and preventing inspection and not allowing access. He set up a garage in the garden and filled the garden with his tools and paint brushes which he washes in the kitchen sink, and causes blockages. He has drained the kife out of me. He has not responded to the rent increase he had last April. Everytime he sees me he says: Take me to court, I will fight. Universal credit is paying me directly, but they are refusing to pay me the rent increase. So far his arrears are more than 8K and still increasing. He has painted and made changes in the house, and sent me a bill of more than 4K and he deducted it frm his rent before the Universal Credit started paying me diretly. I have he invoice from him, but he never had any agreement with him. With difficulty, he allowed the Electricity engineer to carry out the EIR. On the first assessment, he did not allow one room to be checked. On a second assessment three yers later, he would not allow access to two rooms sayng some one was sleeping inside. The electrician have stated thisfact in both EIR. He set up a huge inflatable pool and the water usge is quite high. The gas usage is very high. Apparently he has moved in a girlfriend and it could be affecting his entitlement to UC that is being paid directly to me. I asked him about it, he sent me a recorded letter saying I am infringing on his private life. He tries to use his teenage daughter, to make her look like a victim. She provocks me, with his encouragement, and then he records whatever answers I give her, so he can scan me for anything I say. So, I sent him emails explaining that I do not want to have anything to do with his daughter and I am aware he is encouraging her to go on the offensive, so she can get me to say the wrong thing. I have lost the Gas Safety Certificate when he moved in in 2016. But, I have a letter ffrom the Gas Engineer who has now retired, due to illness, moved home, and disposed of all his documents.. He states in the letter that he is certain that he did my GSC around May 2016, two months before the tenant moved in as he did my certificates regularly. I did find a photocopy, not the original one in my laptop which is dated on the 24th/4/2016. All the other documents have been served. Iam too fearful because I do not know what lies/stories he built up against me. He scares me. His rent is very cheap, I am paying for all the bills, he is using the garden for his business activities, while the agreement is residenttial. He says he has more than 200 recordings of me he could use against me.I have definitely never authorised him to record me. Now, I do not know which route to go in order to evict him. Please help with advice. Thank you.
