I applied for county court bailffs on 7 November.

23 November warrant issued in Manchester County Court.

27 November Notice of Appointment with Bailiff issued advising me of execution 1230pm 23 January 2024.

This eviction is of an intelligent non violent man in his 40s with teenage son. who owes me £2-3k in arrears.  He is the sort of person who tends to put their head in the sand.  I imagine he will be in denial.  I assume that the court notice of appointment from 27 Nov has also been sent to him so he knows by now.  But I have not communicated for a few weeks.

What should I do?  What should I say in preparation?  I am worried he will leave on the day without taking his considerable quantity of bellongings.  I really don't want to be left with them.  I want to get on with some decoration and relet.

I know about having my builder there to open the door if necessary and change locks.  What else should I be looking at?
