Hello,

We have had a tenant in a three-bedroom flat since 1 February 2022.

We used the Assured Shorthold Tenancy Agreement to take her on a single tenancy agreement that was six months fixed and then rolling.

We verbally allowed her to take in lodgers in the two rooms, but she had to manage them, to which she agreed, and we only received rent from her and none of the lodgers.

However, we would offer her support in case she needed to vet some of them, but she had the final decision on who stayed with her.

When they had conflicts, we would also support them in some situations.

Since last year, she has given 4 people notice to leave, and some of the reasons seemed unclear as they were due to conflict.

There seems to be a common denominator of conflict in the flat, and some recent conflict hasn’t been great. We feel someone staying in the flat must have some values that respect others.

We now want to give her notice and request guidance on this.

Is there anything we need extra for this notice, given that she was the single tenant to whom we rented the flat?

For the duration, the contract specifies one calendar month as the notice, and we hope this has no problems.

Is there anything we would need to look for from such an agreement if this is also a rolling agreement?

The tenant has also recently said that she no longer wants to be a single tenant of the flat and was handing over any management of the lodgers, which didn’t seem right as we believe this is a breach of contract.

We have already informed her that while this model was effective for previous tenants, we note that it has not fully aligned with her expectations and needs, and we appreciate your feedback. Does this work as the basis for our notice, as we informed her that we are going to review this?
