I received new terms from Total Landlord of which this one stuck out:

"5) All trees within 20 meters of the premises that are your responsibility are professionally maintained at least every three years."

This seems very excessive. I have 4ft-6ft trees I planted more than 10 meters away to green up the environment around the house. Helps cool in the summer and also is pleasing, good for green credntials etc.. Now TL say I will need an aborculturist every 3 years come around to check them. That will be £400 to tell me that the crown and therefore root structure is not an issue as its more than 9 meters from the house! This seems to be very excessive. Usually policies state within 5/10 meters and stipulate the height of the tree. If we chop the trees down we are likely to cause heave with all the rain we get now. I do feel that Total Landlord has lost the plot on servicing landlords with quality policies and seem to be bowing to unreasonable insurer clauses which most of us will miss... then when we make a claim for a "fire" - they will point to the tree 19 meters away and ask for a full aborculturist report to get out of paying for the unrelated fire. Beware, the other clauses also are very vague, check what you have signed up to for insurance lately, the policy may be worthless to you!
