I want to know what should be done when my tenants tell me that they are splitting up. I know nothing officially yet but want to be prepared so that I can give them accurate information from my position. At the moment they have a joint tenancy. The tenant who might remain would not have the ability to pay the rent alone and may be on universal credit. The tenant who might move out will no doubt want part of the deposit back. They are lovely tenants and I want to be in a position to deal with the situation as sympathetically as possible.
