tenant wants to move partner in to apartment

Hi How do I deal with two tenants onan AST who want to move in one of their partners.  I'm thinking of doing an addendum to the lease to permit them but they are not party to the lease.  Still expected to follow the rules but not liable for the rent etc.  Is there a standard template somehwere?  Also would you increase the rent due to increased wear and tear?

Any other advice would be hugely appreciated.
