Rent coverage clause

Hello,

We are about to issue a 'Non-Assured Tenancy Resident Landlord Agreemtent' using the NRLA template, but the tenant has asked that we add a clause to specifically list which costs are included in the rent, e.g. cold rent (rent exclusive of other costs like heating), council tax, heating, water, electricity, internet, etc. Just so that it is clear what is included in the rent and what is not.

This seems  a reasonable  reuqest to us, but does anyone have eperiene of providing such a clause, and can provide wording? We assume it woud need to be added as an Addendum to the main agreement.
