I am transferring my HMO property to an agent however they has brought up the following:

"With this property being let to 7 occupants, it is classed as “Sui Generic” for planning. Statute law requires all HMOs with 7 or more occupants to have planning permission so you should also check that the landlord has this in place.

I am not familiar with the term “Sui Generic” and the council has never mentioned this in the 10 years that I held HMO licenses. 

Does anyone have any advise or has encountered this before? I am not sure what planning permission they want me to provide as I have never had issues before.
