What happens if you sign a new TA but the present T won't move out at the date specified?

We had our T give us a notice in writing, she even said that probably would move out earlier. Now we advertise the flat and have a person interested. All of a sudden we found that she hasn't found a place yet, and she only looked at one because she works overtime a lot and didn't have time. 

Of course, we will impress on her that she would be letting us down. But what will happen if we sign a new TA and she will not move out because she hasn't moved out? Will we be legally responsible to house a new tenant in a hotel?
