Hello,

I own an HMO property in a terraced house dating back to before 1900 in Stoke-on-trent. There is an old lead pipe in the building that supplies water to my property and seven other terraced houses. Unfortunately, a leak has developed in this pipe within my property, leading to flooding in my neighbor's house.

I seek opinions on whether this pipe should be considered private, public, or jointly owned by all homeowners. This is crucial for determining legal and financial responsibility for the repair.

I would appreciate advice on the legal steps I should take and whether my Landlord Insurance at Discount Insurance might cover the repair costs. Here's the link to the insurance document:

Furthermore, after the legal change in 2011, the pipes were transferred to the property owner's responsibility. How does this affect my situation when the connection is very old and has not been replaced by the authorities?
