potential service for landlords (surrey)

Dear landlords, I am looking for any thoughts or comments on a service I am thinking of setting up (primarily in Surrey where we are based). I am a landlord currently with 3 HMOs. I am thinking about setting up a service to help landlords extract as much rent as possible from their properties whilst also making their homes as pleasant as possible for their tenants. In our experience, taking time and putting some upfront money into our properties has really paid dividend - as we are subsequently able to increase rental amounts quite significantly. My initial thinking is to provide a service for landlords where they have a range of options: for a small budget we could help "dress" the rooms and take some nice photos which would help with their market-ability but we would also be able to help with advice around interior design and/or space planning and could also recommend people who could do that work. In terms of fees I was thinking that there would be some upfront costs for time, but we would actually be paid as a % of the subsequent rental uplifts - so the risk for the landlords of working with us would be minimised. Before working anything up further I was keen to hear from this group of experienced landlords so any thoughts would be very welcome.  Kind regards, Tom
