S8 - rent arrears

Hi there

Is the two months of rent arrears needed for S8 notice actually 2 months from the day the rent was due, or is it two months worth of rent which is in arrears.

They are different.

Our tenant didnt pay on 23rd January, when it was due. 
So can S8 notice be issued on 24th Feb after two months worth are in arrears ?

OR

Must we wait until after the 23rd March when two months have passed and tenant has been in arrears for that time period.

Anyone has experience of this ?
