Property Photography - dressing an 'unfurnished' property

Hi,

Recently bought a 2 bed flat, which we plan to rent out, as I am a property photographer I intend to photograph it myself.

We plan to advertise it as an unfurnised property. It's a new build so already comes with bathrooms, kitchen, fridge/freezer, washing machine. We have also purchased coat hooks, toilet roll holders, towel bars/holders, waste bins, curtain tracks/poles, curtains.

When I come to photographer the property, is it OK for me to dress the property with a few props to simply make the photos look better? Just a few coloured glass ornaments, vases, plastic potted plants etc. These items will NOT be remaining in the property. Is it OK to advertise an unfurnised property in this way?

Am I correct in saying that it is the inventory that is the binding document that ultimately dictates what items are in the property.

What about putting in a small dining room table and chairs into the photos? Would this also be OK even though they won't be remaining in the property?
