WELSH LANDLORD 

I own a 6 bed HMO student house in Wales.

5 of the tenants are on a fixed term, 10 month Contract, ending on the 30/06/24.

The othert tenant, Mr X, is on a fixed term contract, (RLA room only), which started on the 1/09/23 and ends on the 30/06/24.

All 6 students were suposed to move out on the same day, which is the 30/06/24.

The 5 student tenants will be leaving at the end of the tenancy and have no desire to stay on.

However Mr X has informed me, that he will be staying on in the house for 3 more years.

The house becomes an Airbnb in July 2024 for 2 months, and has also been rented out to another group of students from the 1/09/2024.

How do I kindly ask Mr X to leave at the end of June 2024, without breaking any laws?
