CREATING NEW LEASEHOLD FROM FREEHOLD

We own a large 5-Storey Victoria Property, which has a self contained apartment in each floor. All are already completely independent as regards Utilities and Council Tax. Whilst we would prefer to sell the whole building to a Landlord, we are considering selling off each apartment as a Leasehold Apartment. 

We could do with some advice on how to create the leases and whether to include 20% of the Freehold or whether to keep the Freehold and pass it across to the final apartment that is sold. Any other scenario with the Freehold you can suggest?
