What's a standard rent increase in London area?

My tenants are asking about a renew in a few months. They want to know how much rent increase it will be and I would like to find out an average rent increase in London zone 4/5 area for a 3-bed detached house. I want to increase below market standard as I think my tenants are treating the property well.

I am thinking of something between 3% and 5%; that's not crazy, is it?
