tenant won't cooperated with marketing photos

Hi
I have a tenant who, unfortunately, lost her job last month so I agreed to let her pay 40% rent this month with the remainder to be paid when she was able.

However she has now served notice to vacate (2 months) and has agreed to pay the full rent next month until the tenancy ends and has asked if I will take the rent arrears from this month from the deposit to help with her cashflow. I have agreed to do so.

I have advertised for new tenants and surprisingly there is a lot of interest. unfortunately Obviously the tenant will not allow viewings due to Covid 19 fears. She will not even allow me in with mask and gloves to take photos.

I have mentioned her responsibility in the tenancy agreement to allow marketing to take place in the last 2 months of her tenancy and said I understand why she is not happy to let strangers into her home so, as a compromise, I asked her to take the photos to send to me.

She is now ignoring my emails and texts chasing her up on this and I even went to the house to see if I could talk to her about this
(obviously at a safe distance) but she would not talk to me. It is disappointing as we have always had a really good relationship over the last 4 years but I think the stress of being unemployed is getting to her.

What are my options please as I really need to get the property re-let asap, preferably without a void period. There is a lot of interest from potential tenants but, without viewing the property or even seeing internal photos, it is unlikely they will commit.
