Hi,

I have a share of freehold property that has an smoke ventilation control system installed in the communal stairwell (4 storey victorian terraced building). This is linked to windows at the top of the stair and has a battery backup in the control unit.
There is a sticker on it saying it needs testing every 5 years to BS 7671.

As this is related to fire control, I wanted to what the legal maintenance requirements are for landlords in maintaining this?
Is an FSM7C report also required and/or something else (EICR), and how frequently must these be performed.


Regarding mandatory EICR - does this apply only to the electrics in the flat being rented - what about the communal electrics (stairwell/hall/exterior lights on a separate supply) - how often must these be tested?
