Good afternoon

My present tenant is leaving after 18 months. Her rent is due on 12th September and wishes to move out on 10th October - She notified me today that she will be moving. She has been a really good tenant always pays on time, no complaints.

I am in a dilemma of obtaining a new tenant, do I advertise myself or go with an agent. When I purchased the property there was a sitting tenant who stayed for 1 year, the new tenant was living next door and moved in so I have never used agents for finding tenants. It will be difficult to do viewings with tenant there and all their stuff that I know.

I don't wish property to be empty for too long with council tax/bills etc.

Any help or recommendations.
