I have owned and managed a 3 bedroom flat in London SW8 which I have rented  for over 18 years to 3 tenants on ‘room only’ initial 6 month AST terms.   Whenever a tenant leaves, the remaining tenants find a replacement.  The average rent per room is £575 p.c.m. which I’m told is reasonable.

This has worked well and I have never had a void period or problem with non payment of rent. I think I am a fair and reasonable landlord and I’ve always had a good relationship with the tenants. I am a long retired chartered surveyor and had my own estate agent business in Wiltshire.

I now have disagreements between the current tenants........

Tenant A. Young lady, 6 years a tenant, a primary school teacher in Paddington. She is lead or senior tenant.  She is not particularly sociable but very responsible and has been an excellent tenant and ‘manager’ for which I give her a monthly £25 discount on her rent.

Tenant B. A New Zealand lady.  A tenant for nearly a year and works for an Arab company, mainly from home at present. Very sociable and quite loud. I’m told likes parties and is apparently going out a lot and ignoring Covid 19 Gov regulations.

Tenant C. Another New Zealand young lady who moved in only the other day on November 5th. New to London, quite quiet, working from home for a large firm of London accountants.

Within two days Tenant C was in contact with me complaining about Tenant B, her behaviour, noise and general attitude.  She asked to break her tenancy immediately but agreed to try it for a week. She still cannot stand Tenant B and yesterday handed in her notice to leave after the first month, when she would like her deposit returned to her.

Tenant A is also not at all keen on Tenant B,  would prefer her to leave, and for Tenant C to stay.    I would not want Tenant A to leave as well!

To confuse matters further.........I have been in touch with Tenant C’s predecessor a ‘marketing professional’ (call her Tenant D).  She  left the flat after a term of nearly 3 years and although she agrees Tenant B can be rather loud, she quite liked her and found Tenant A rather unsociable and bossy!   I believe Tenant D was also rather too sociable and like large parties/gatherings.

It seems to me Tenant B is behaving in an anti social manner but there is the  possibility that she will drive away not only Tenant C but also Tenant A. Your advice would be much appreciated.

 Can I please discuss what my options are, in  particular taking account of Covid 19 restriction on evicting tenants.
