What AST to give my existing tenant, (on HB)? HB insist it includes a break clause.

I've been letting out one house since 2007. My current tenant moved in 2016, but I've asked her amicably, to look around for somewhere else as I want to move in myself. She gets HB, and she wants to move into social housing when she leaves. I'm sympathetic, and want to help, but HB want to see a contract for 6 or 12 months, to include a 'Break Clause', as they could offer her a home at any time. Bottom line is, she gets guaranteed security for a year, but can also leave anytime with a month's notice. Even though this is one-sided, I really want her gone, so I'll accept these terms.
