My tenant has given notice as she has found a dead mouse inside on her couch. As part of giving notice, she has asked for a replacement couch. Is she correct to ask for that? I had arranged for pest control to go there previously. They found evidence of previous mice, but caught nothing. They had recommended steel wool in a variety of places and she is claiming as I hadn't done that I am now liable for her couch as she found a dead mouse on it. I had actually thought she was arranging the steel wool and I was going to reimburse her for that. I'd welcome your thoughts.
