My tenant is changing from a 6 monthly contract to a yearly.
Last inspection was six months ago where I as the landlord was required to fix 2 issues. The tenant had damaged a few areas which they confirmed they would address. Now they are going into a 12 month contract. Question: should the tenant fix the issues before the start of this contract? Concerned if there are further damages in the next 12 months then the deposit might not cover all the damages (previous damages and potentially new damages).
