We finally have secured possession of our only rental property . We would like information and advice regarding procedure now and the likely response from the court.
The arrears are
£7000 +
Legal fees paid to secure possession £1500
Court possession order £355 (unpaid as yet by tenant awarded to us )
We do have the deposit paid .
(Tenant has also incurred very significant unpaid utility bills for which we are not responsible going back at least a year showing his level of debt )
We feel the tenant needs to be taken to account for his attitude and complete disregard for his responsibilities as well as the monetary loss we have incurred . We plan to take him to court to at least have this debt recorded with a ccj which will affect his future attempts to get credit and alert future potential landlords . Should all costs be itemised and pursued? He is working and is listed at company house . Should they be informed?
His original money /life problems were covid related although he will try to pursue this approach and take advantage of any public sympathy during the national pandemic. We tried earlier in the yr to persuade him to leave by agreeing to wipe the debts but he still refused to go until bailiffs were mentioned . He has been especially obstructive and contradictory and caused a great deal of stress. Somehow he has managed to secure another rental property and is driving a showroom new car .
Is it acceptable or allowable to inform local letting agents of his track record?
Many thanks
