I will soon be advertising for new tenants at one of my properties.
Obviously with what's going on currently (redundancies, furlough, eviction ban, etc) it's a worrying time for landlords (and tenants).

Obviously, I will be doing referencing and other checks, looking for people with something to loose if they default (those saving for their own property, or where a ccj etc would effect them), carefully questioning and meeting any prospective applicants in person. Will consider having a guarantor(s) too.

Any other suggestions to help lower the risk anyone uses or can think of?

Rent guarantor insurance is not currently available - well I can't find an insurer interested.
