Hi. I have tenants in a property who have sadly separated. Male has moved out leaving female and 2 children. The tenancy agreement is an assured shorthold tenancy - started in 2015 and has been rolling since initial 6 month period. Obligations are joint and several.

Would I need to put in place a new tenancy agreement for female only please?

Any help or advice would be much appreciated.
