Purchasing property with sitting tenants

I am thinking about putting in an offer for a 2 bed property with a sitting tenant, but I only have past experience of buying with vacant possession. Does NRLA have any guidance notes about the process or can you point me in the right direction please? Any advice welcome.
The property is in Chepstow, Wales.
