How to change a periodic tenancy from two named tenants to one named tenant

Hello, I have a property currently with 2 tenants which was an AST that is now periodic. One of the tenants wishes to move. The remaining tenant wants to stay on and is prepared to find another roommate. I am happy to accommodate this as he is an excellent tenant. During the period between a tenant leaving and a new one arriving (which will require a completely new agreement) I want to change the agreement to the one remaining tenant and reduce the rent. Is this best to do through a modification to the existing agreement/a side agreement letter signed by everyone and if so do you have a template? Or do I need to draw up a new agreement?
