Lodger circumstances changed - advice

I have been renting out a bedroom in my house to a lady for nearly 5 years now. The lady is very respectful of my space, very clean, and keeps the garden tidy. Generally an ideal lodger.

When Covid hit last year, the lodger started working from home. She has made the third spare box bedroom her office. To date I've not had an issue with this as I dont really use this room. She paid a bit extra for gas/electric to cover working from home.

Fast forward to now the lodger is still working from home and has told me that at some point she is likely to go back to the office but now 5 days a week, probably 2 or 3 times.

This was never part of the agreement and I would generally not like somebody working from home. I may have to have a chat with her about this going forward.

The main issue I now have is with gas and electricity prices increasing dramatically, the energy costs at home will now rocket with my lodger remaining at home . I am proposing that she pays for the gas/electric during the daytime (i.e 8am-4pm) when it would normally be switched off (I'm never at home during the day and away from home alot).

I think I'm being reasonable as it is her choice to work from home, and she can in effect renting an extra bedroom in theory.

Any thoughts as to whether I'm meaning a mean landlord :-)
