EICR for renting self contained ensuite room within a house

Hi, we are looking at setting up a non assured tenancy agreement for an ensuite self contained room. It was originally an integrated garage which was refurbished and is linked with an internal door which is locked shut from both sides during tenancy. We are getting a gas safety certificate prepared but there isn't a separate electrical circuit as the electrics are all part of the main house circuit. We will be resident landlord in the rest of the property. Tenancy agreement is only for the self contained room no other access to other parts of the house. Do we need an EICR report? Thanks for any advice.
