Tenant owes a great deal of money. There is a guarantor that I will be suing but unsure whether they're worth powder and shot. When the tenant moved out, they left a lot of their stuff behind (fridge/freezer, beds, washing machine, microwave etc); most of it is good stuff. They caused several hundreds of pounds worth of damage in leaving (including rendering the front door virtually unusable - around £250 - and the cooker broken - around £150). Tenant now contacted me asking me to give access so she can remove her stuff. Can I refuse to do that by claiming a lien over her goods to offset against damage repairs and rent arrears?
