I have a let property on an assured shorthold agreement with a term of 12 months. 6 months into the agreement the tenant has upped and left, with no warning, Leaving me 2 and a half months in arrears. The tenancy agreement says that he is responsible for the rent until the property is re-let. How enforcable is this? and how do i now claim for the unpaid rent.
