Possession - Section 8 and Section 21

Hi at the RLA,
I have a tenant who has been unemployed for approx 12 months.
He is in receipt of housing benefits but pays rent in an ad hoc manner and by doing so has managed to keep under two months arrears.

He is now two full months and approximately six days in arrears.
His AST was drawn up by a letting agency in 2004 prior to the sweeping changes of 2006.

This tenant has become a burden and will have to go.
I want all rents due plus costs from him.
Is section 8 grounds 8,10 and 11 the fastest and best way to proceed.
