Hi please can you help as i dont want to waste my time applying to court if i have the wrong paperwork

The tenant moved in on 06/02/09 and the section 21 was signed at the same time the dated from 07/08/09, is this valid and can i proceed to court with this still?

there is a guarantor aswell. But whats the best way to get the tenant out and do i need to give the tenant another section 21 as there 2 months in arrears?
