sealed bids for rent amount, can this work?

I am in the fortunate position where I have more than one "Quality Tenant" after one of my property's.
but with no real difference between them is it possible, ethical or unreasonable to invite them to offer sealed bids with regards to the monthly rent.

Am am aware this may well put me in a situation where I have a tenant who has stretched beyond there financial means, but it is a decision maker and I would be better off than the standard rent amount i am currently asking for.
