Hello RLA

My query is about the Guarantor clause you reccommend putting into the AST on your document 'The Perfect Tenancy Agreement'

Point 9. A guarantor clause at the end of the agreement, so they know exactly what they are in for.

Can you please advise on how best to word this clause, as this clause does not appear in the AST. As we wish to ensure we have covered all the bases :)

We have recently started advertising for tenants for our properties in London &realised that London is a very transant city, with many people travelling to London for work &not being in the UK long you can not do all the same checks you would if they are a UK resident/national.

In addition where do we stand on credit checking the guarator? Because in the event the tenant can not or does not pay they are expected to.

The presumption is also that the guarantor will need to be sent a copy of the AST also? Is that correct?

We know we have asked a lot of questions of you over the past number of weeks, your time &assistance are most appreciated
