Sorry - new here so got quite a few questions - if they have already been answered elsewhere please don't hesitation to point me in the right direction. You can be assured that I always use the search function to try and find the answer before I post a new quesiton.

Anyway, what is a break clause in an AST and how does it work? Is there an example anywhere? Does it allow you to bring the minimum length of an AST below 6 months?

Also I notice that its mentioned on the site to issue a section 21 at the same time as the tenancy is formed and then to keep a current seciont 21 in force? What is the advantage of this? I'm guessing this essentially means that notice is 1 month instead of 2?

Thanks for your help,

Jules
