my tenants know that the rent is going up today but there agreement is dated 1.02.2002 should i give a new contract or a rent increase notice. they are good tenants.

as a seperate issue for a different property what are the guide lines for deciding how much bond to ask for and how much rent in advance should i have. lets assume i would put the bond in one of the tenancy deposit schemes.the property is a 3 bedroom semi immaculate. rent is £100 per week. i have been renting out property for along time but i'm finding tenants are not as reliable these days.
