Does anyone have experience of an established tenant in a 3 bedded let acting in the capacity of a Lead Tenant [sub-letting to a 2nd and 3rd person as 'lodgers', gathering rent,bill payments and crucially - holding deposits].

1.. What are the hidden bear traps?
2.. What sort of document do the 'lodgers' sign?
3.. Ditto for lead tenant?
