1. I have 4 french students who wish to rent from Sept for 12 mth - My property is now in the rental level to have to protect the deposit . I normally take 2 month is there a "insurance " or something which would avoid taking the money so stopping the tenants loosing out to currency / bank t/f charges ? either this end or in 12 mth ?

2. 1 parent is prepeared to make the monthly payment on behalf of the others is this advisable , or if he dose this for the intail holding fee and 1 st month rent is this good or have I crossed a legal line .

3 . how do you recommend reference on overseas students / garentors .
