Hi there,

sounds a bit 'iffy' to me. Why would she need to pay you in advance? She could keep hold of the rent money herself and pay each month until her claim is sorted out.I know council's can take a while to sort claims but I've never heard of it taking three months
What if she isn't entitled to any benefits anyway, where would that leave you if she couldn't pay after the three months?
Sounds like an attempt to get out of paying you a deposit.
You could suggest you take one month as the deposit so she is paying you two months rent!
