How much notice do we need to give our tenant for someone to go round to the property to do maintanence?

Please be aware that our tenant is under NO contract at the moment and is paying NO rent (long story)!!!

We did arrange for someone to round to the house this Thursday am and we gave the tenant more than 48 hrs notice. She texted us back and said she has important people visiting the house which meant that the maintance guy couldn't go round.

Please can you tell us what our rights are.
