I've just rejoined RLA as I have sacked the agency that was handling my property. They have been really bad; low occupacy, slow reactions to tenants' issues - the whole service was rubbish.

On flat has just come empty and I went round today. I'm waiting for final accounts etc from the agent but they tell me that this flat is in OK condition and they are returning the whole deposit.

The tenant, who has mild learning difficulties, has been urinating in the living room. Some areas of the carpet are bald where he has tried to clean it. The carpet was new when he moved in 2 years ago and now will have to be taken out and burned. The smell is incredible.

Anyone else here had to resolve an issue like this without going to law?
