Abandonment of property

a tenant has abandoned a property owing 6 weeks rent. What do I need to do in order to gain access to my property. She has told a family member that she has left the premises so I know she's not in there but she has not surrendered the keys and I have not spare set to get in. I don't know if the property is safe as regards water being turned off etc. and I can see the fence has been kicked in.
