I have two tenants, both are now out of work and apparently in the process of claiming housing benefit. They are nearly two months in arrears with the rent, the girlfriend has moved in, she is not on the tenancy agreement and they have aquired a large dog. What is my quickest and legal route to remove them as painlessly as possible, their six month AST ran out on August 25th 2007. Thanks
