I was just wondering how many of you charge a potential tenant to do a reference on them?

In the past I've just done a credit check via the RLA at a cost of £10 per tenant and I always pay for this myself. However from now on I'm thing of using the RLA's full tenant referencing service at a cost of £22 per tenant.

How many of you charge the tenant for this? How much do you charge them?

What if they fail and get a poor credit score or fail the reference? I guess you tell them you won't be having them as a tenant and also there's no refund? Have you ever had a tenant who's then got angry with you when you've told them this?

What if they have a good credit rating and a good reference and you decide to take them on as a tenant. Do you give them their money back?

What about letting agents? Do most of these charge the tenant for this as well?
