Agent giving an extra day to tenant

We use an agent for a flat. The tenancy was suppose to run until 17 April 2010 but the tenant gave notice to finish in October. The tenant has paid the rent up to 17th October (Saturday) but the agency are telling me he is moving out on Sunday 18th October. He has not paid for the additional day and anyway I have a new tenant (different agency) wanting to go in on the 18th. Where do I stand?
Appreciate your help
ps the agent said he didn't move in until after 12pm at the start. (cannot see why that should make a difference personally!)
