Modifications to RLA AST agreement

My mortgage company requires certain terms/statements to be added to the tenancy agreement in order to permit letting of the property. Most of these terms are quite standard, but they require certain wording to be included to make clear that they have a claim over the property.

I would like to use the RLA AST document. Please would you advise me whether it is possible to add an annex to the document incorporating the additional terms, and if so what wording I should use to achieve this?
