Estate Agent Business Transactions

Hi, does Estate Agent make up they own business bank transactions, they type all the rent money the tenant paid to them and then the Estate Agent pay the money to the landlord? or do they have a proper business bank transactions showing all the money went in and money went out? If they make up their own business bank transactions then they can tell lies such saying the tenant did not paid the June rent money and they don't type the June rent money on they transactions which the tenant has paid the June rent money to the Estate Agent but the Estate Agent did not paid it to the Landlord.

Does anyone knows the answer to my question?
