My tenant is moving out of my property as of 31st July. I will be meeting with her on that day to go through the inventory and to discuss deposit return.I suspect she will not be moving out until that night, whereas we are meeting during the afternoon.

I have never done this before, and so I would like some advice concerning what I should be looking for, and what are the key points to discuss with the tenant.

I know that I need proof that the tenant has paid all their utility bills before allowing the release of the deposit. Can I insist on this? (I didn't use the RLA contract!)

The property was cleaned thoroughly before the tenant arrived. If the property is not clean enough, what weight can I carry to insist on the cost of a cleaner deductions from the deposit?

Any other advice would be greatly appreciated!
